The Landlord and Tenant department covers all aspects of landlord and tenants’ issues.

The work is split into two categories: buying and selling property and disputes between landlords and tenants.

The work is undertaken by Mark Beedel, our head of the residential property department. Please click on his profile in the department list for further information. This work has become more complex in recent years due to the new legislation that successive governments have passed and is proposing to pass to protect tenants. The members of the Department can offer advice and assistance as to your rights or your obligations be a landlord. When buying a leasehold property, they will ensure that consideration is given to the provisions of the Building Safety Act and how this affects your property, the effects of the new rent tax and how they impact on your responsibilities when purchasing or renting out property.

The second element of landlord and tenant work is assisting landlords or tenants in disputes. Responsibilities for maintaining standards of property have become more regulated in recent times and the Department is aware of the requirement of landlords to fulfil their obligations under the Housing Acts. At the same time they will assist landlords in seeking to recover possession of properties where there's been a breach of the tenancy terms by the tenant. In disputed cases they can assist tenants in recovering compensation if deposits have not been properly protected, advise landlords of the benefits and risks of taking possession proceedings.
